The first two tranches of land to which
IOCS has registered leasehold title are adjoining and have
been integrated into a single estate design, Kholeu Estates.
Upon joining, each member receives
1,000 sq. m. (˜ 1/4 acre) of land.
To stimulate the early creation of a true community, the lots
are divided into zones with different building schedules.
Zone 1 will be the first to be built and Zones 2 and 3 are longer-term investment land for those who
are not yet ready to build.
Members may select their preferred lots either on this website
(Estate Plan) or by
travelling to Vanuatu to inspect the land and make a personal
selection. The average lot size is 1,000 sq. m so members
who acquire additional lots by introductions will be able to choose
to combine into one larger lot, subject to the subdivision
plans and the member's building intentions. For the average
member with more than one lot, however, the ideal arrangement will be to keep one
lot for a personal holiday residence and the remainder for
pure investment land for building a rental property or for
on-sale as the value of the land increases.
